Terms of Service

These Terms of Service ("Terms") form a binding agreement between you and Excel Keyova Labs Limited ("we", "us"), the operator of Keyova. By creating an account or using the Services you accept these Terms and our Privacy Policy.

Landlords may register directly. Tenants, property managers and service workers may join only by invitation. You must be at least 18, provide accurate information, and keep your credentials confidential. You are responsible for activity under your account.

• You must have the legal right to let or manage the properties you list.
• You will use tenant identity data solely to assess and administer the tenancy, and in line with data protection law.
• You are responsible for the content and lawfulness of leases you draft or upload.

• Submit only genuine identity documents and information.
• Confirm or dispute completed services honestly.
• Workers must perform accepted jobs with reasonable skill and care.

You agree that signatures applied in Keyova are electronic signatures with the same effect as handwritten signatures to the extent permitted by Rwanda's law governing electronic messages, electronic signatures and electronic transactions. Keyova records signer identity, timestamp and audit metadata. Keyova is not a party to any lease between users.

Identity checks are performed by third-party providers. Verification results are signals to support the landlord's decision and do not guarantee a person's identity, character or creditworthiness.

Landlords pay 10,000 RWF (or the agreed equivalent) per rented unit per month, starting when a lease is signed by both parties. Vacant units, tenants and service workers are not charged. Fees exclude applicable taxes and are non-refundable except where required by law. We may change pricing with 30 days' notice.

• No unlawful, fraudulent, discriminatory or harassing use.
• No attempts to access data you are not authorised to see, or to probe, disrupt or reverse-engineer the Services.
• No uploading of malware or content you do not have rights to.

The Services, software, brand and content are owned by Excel Keyova Labs Limited. You retain ownership of the data you submit and grant us a licence to process it to provide the Services.

The Services are provided "as is". We do not guarantee uninterrupted availability and are not responsible for disputes between landlords, tenants and workers, or for the quality of services performed by workers.

To the maximum extent permitted by law, our aggregate liability arising from the Services is limited to the fees you paid us in the 12 months preceding the claim. We are not liable for indirect, incidental or consequential losses.

You may close your account at any time. We may suspend or terminate accounts that breach these Terms or pose a risk to users. Lease and audit records may be retained as described in our Privacy Policy.

These Terms are governed by the laws of the Republic of Rwanda. Disputes will first be addressed through good-faith negotiation and, failing that, submitted to the competent courts of Kigali.
